Karis secures £22m social housing finance for leading provider
Karis Capital has successfully secured significant social housing finance, acquiring a £22 million facility for one of the UK’s largest and most established social housing providers. The bespoke funding package supports the continued growth, stability and long-term operation of a diversified specialist housing portfolio across the North of England.

Bespoke social housing finance structure
The facility was delivered by our specialist finance team, with Fodi Christodoulou and Christian Artimadis advising on the acquisition structure. The transaction was completed through the purchase of discounted shares in a UK limited company, with the portfolio already under the management of a highly regarded social housing operator.
We sourced a lender willing to invest in a specialist leaseback structure, agreeing on a 7-year term at 75% loan-to-value, including a rental guarantee. This tailored approach ensured the lender’s requirements were aligned with the operational realities of the social housing sector.
Addressing legacy liabilities through specialist finance
In addition to funding the portfolio, the facility was structured to resolve historic contractor claims and outstanding financial liabilities. These legacy issues needed to be settled to safeguard the long-term stability of the assets and future-proof the portfolio.
By carefully managing lender engagement, valuation and legal processes, we ensured these complexities were addressed without delaying completion.
Delivering complex portfolio finance under tight timeframes
We were introduced to the transaction in October 2025 and completed the £22 million facility in under 12 weeks, achieving completion ahead of Christmas. Despite an exceptionally tight timeframe and multiple stakeholders, the deal was executed efficiently, allowing the client to enter 2026 with certainty and momentum.
