A property developer approached Karis Capital to secure funding to restore a significant historic landmark building in West Middlesex, a property with a rich documented history, while simultaneously advancing a Reserved Matters Application for 300 new homes within the setting of Hanworth House Park.
The project presented a complex set of challenges: longstanding historical covenants attached to the building, a technically demanding restoration programme, and an incredibly detailed Reserved Matters Application required to take forward the outline planning consent already in place.
Karis worked closely with the lender to structure a bespoke financing structure, securing a loan of £5.6M for our client. The facility was designed to accommodate the phased nature of the restoration works, address the covenant constraints without derailing the program, and release funds to progress the Reserved Matters Application, ensuring the 300-home scheme could move forward alongside the heritage works.
