Karis was approached to structure funding for the acquisition and repositioning of two significant industrial sites in London. The client required a tailored debt solution that would also address a complex ownership structure and release equity from existing assets.

Working in partnership with a specialist lender, Karis Capital facilitated a €12 million loan that enabled the client to secure both sites. The transaction involved a complex TopCo restructure, through which equity was raised by trading a €60 million property in Spain. This equity was used both to restructure an existing industrial asset with planning for a 260,000 sq. ft. facility and to fund the purchase of a new nearby site.

A further achievement was negotiating a flexible 18-month window for the client to reposition and optimise both assets before the lender reviews the financial agreement, giving the developer vital breathing space to execute their business plan.
